For this, we need to think a little bit more like a vendor.
What does a vendor want ?
They want
- they want their property sold soonish - notice I didn't say quick, or first viewing, because if that happens then you've under priced it of course.
- so next of course would be that they want their property to priced correctly
- they also want an agent that has a VISIBLE track record of being able to sell property - notice I say visible, there's no point in being the best in your lcoation if nobody knows about it.
- Plus if you've managed to sell a home fore MORE than it's worth, then thats a pretty marketable thing too.
Now some of your potential vendors can be split into two groups.
Those who already know about you, either because they've used you before or because a friend of theirs has.
And those who DON'T already know you.
For those that don't know you, the traditional way has been leaflet drops and newspaper advertising, and to a certain extent, these are both very good ways of bringing on new vendors and properties.
That said, we live in a modern age now where we dont just need to throw and advert out or a leaflet and hope that the person seeing it wants what you sell.
With digital marketing, not only can you target certain audiences with specific messages (for example first time buyers in a certain age group, or those in their 60s looking to retire), but you can also send whoever has clicked on your advert another advert.
This is called retargetting, and we can set up a retargetting advert for say, someone who has click ed on a particular property (so that they get repeated views of the property), but also those vendors who have landed on your vendor page of your website, we can serve them up a particular advert (Free box of roses for every valuation done for example, or something else less costly)
I think it's worth understanding the cost of acquisition per vendor.
Ad up all your marketing costs, and divide the annual amount by the numebr of properties you brought on - that's basically your cost per vendor.
I guarantee it's a LOT more than a £4 tub of roses chocolates!
Of course, for those who already know that you exist, you need a consistent way of remind them you exist and about how good you are, the listings that you have, and your ability to get properties sold.
