I recorded this earlier in the week, but like the video says, it’s been MANIC!
Anyway – these deals really do exist.
One of my group coaching clients (part of the Income Accelerator group https://daniellatto.co.uk/income-acce… ) has found a great deal.
It’s £30k down which include the deposit, and a light £6k refurb. The property, once fully let will return approx £1,000 per month.
These deals are out there. One of my HMO’s I purchased for £63,000 and cashflows approx £800 per month.
So we know they’re out there.
Now, there are a lot of naysayers out there (As I found out when I posted this deal on Facebook!)
But just because others can’t find deals like this doesn’t mean tey don’t exist.
In Rich Dad Poor Dads proeprty book, Dolf De Roos who authored it said “The deal of the century comes around about once a week” – the problem for most is that they don’t believe it, so never actually see them.

And so most people aren’t looking for these deals because they simply don’t believe they exist.
Finally on this point, people are so focused on buying Below Market Value Properties, that they miss some high cash flowing deals.
Hard work pays off, that’s for sure – and an open mind as to what’s available out there.

In order to track our Website Growth, we set a new target yesterday on our website for the number of visitors we get per day.
Now it’s important to point out that this Website Growth figure is not in the thousands of visitors – what we do on my website is fairly niche.
When I had my old lettings agency for example, we received an average of 35,000 visitors a month.
Think about that for a second – that’s more than a thousand people a day running through your shop – wouldn’t that help your business !
But that’s a lettings agency which had all sorts of stuff bolted on to it. It’s not a niche coaching company.
Marketing will help your Website Growth Figures So the key here is that you should be measuring some form of data so that you can then decide how to increase the numbers you’re looking at.
So if you’re getting 10 visitors a day to your website, how can you increase that to say 20 ?
If you’re getting 200 a day, how can you increase that to 400 ?
You see one of the things I’ve noticed is that when a client signs up for our 12 months coaching package (which you should do also by the way as it’s seriously awesome!) – they generally have been on my mailing list for some time.
In other words, they haven’t just found me on Google. They generally don’t fill in that form unless they have listened to my podcasts, connected with me on Social Media or messaged me in some way.
So it’s the same for you.
What leads to a person making a transaction with you ?
Firstly the need to KNOW, LIKE and TRUST you.
Secondly, they need to know that what you do (as in your service or product) can actually help them get the results they’re looking for, or will ENABLE them to move closer to the result they need.
Now what’s interesting about this is that in real life it actual works the other way around.

First they’re looking for a solution to their problem.
THEN they will decide whether they like and trust you enough to make the transaction.
That’s why I keep going on about video and podcasting, because it actually does both for you.
Despite creating videos for 5 years, 2016 was the first year a lead was actually generated from YouTube.
Since starting podcasts in just June 2015 (less than 2 years ago), a large proportion of leads has come from there.
But what tends to happen is that people will see you on one medium, and then seek you out on another medium; hence the idea about multiple messages on multiple mediums.
All of this can be very time consuming – which is why so many people struggle to find time to do it.
Only, the consequence of this is that then their reach no longer extends beyond the people who already know about them in their immediate circle of influence.
You have to find a way to reach out further.
And all of this ACTUALLY starts with having a plan about how many website visitors you have.
Everything you do should driving people onto the next step. Be it an opt in on a website, or to join a group (Have you joined SUCCESS JUNKIES yet ?)
From a really basic stand point, if you’re just getting 10 people per day to visit your site, you could just start placing adverts on places like Gumtree. I mean, it’s a start right ?
Get obsessed with that website visitor number. The more people who know about you, and the more people who spend time LISTENING to YOUR STUFF, to WATCHING your embedded YouTube videos, the more people are going to hang around and build the ‘Know, Like & Trust’ aspect. Website Growth is an important aspect of your business, so focus on it.
Come on admit it – most people don’t even know how many website visitors they have.
In fact they say ‘that number is so low I don’t even bother’ which is the EXACT OPPOSITE of what you should be doing!
Imagine having 50,000 visitors a month and saying ‘That number is so high I don’t even bother’ – you can say that because you’re already well on your way.
Look, if the number is so low why bother – then why bother to even have a website ?
It’s a waste of money. Might as well send Facebook Advert traffic to a squeeze page or to join a Facebook Group.
So how about you take that investment (the website) and start using it as you should.
All of this starts from checking those visitor numbers on your website.

The way that I market my services and sell them is by being an authority. You have to let people know that you are out there and also you need to tell them what your values are. Then when people see your advert you can show them the value that you offer and the values that you put behind your business.
For example:
One of the great things about YouTube is that the videos that you create are on show always. With Facebook Live people see it for maybe 2 days at most and then it is lost in the news feed. If you want to be an authority in your field, this is something you need to be thinking about.
Take a look a the video and you will see how I recommend that you do this.
Can you see how I do things differently to how other people do things? Can you see how you can create so many more pieces of content from each Facebook Live video you create?
Here is the video that I mentioned showing you how to convert your Facebook Live video into a YouTube video.
It is by doing things like this that I have been able to become an authority in my niche. I am able to head out to the beach on a Tuesday morning with my dog if I want to. What would you do with your time if you were in this position?
You see, you may have different ideas about what you want to do with your free time when you become financially free. You don’t have to go to the beach if you don’t want to. You might like to go out hiking somewhere, go sailing or drive out to a new place that you want to explore for the day.
The great thing is that YOU get to choose!
So if you are looking to be the person that chooses what you do with your free time, become an authority in your field and really start to make things happen for you.
In this podcast, I run through the 7 steps a business needs to put in place before they spend money on Social Media Advertising.
Putting these 7 steps in place will help you create more focus on your adverts and a better overall Return on Investment.

I speak to so many business who actually give up on their marketing because they simply have no way of tracking what the results are.
So they actually give up !
Yep. Crazy. Clearly, the more you do, the better you get.
So I came up with such a simple way that you can begin to track what happens over the coming months, that will then motivate you to increase your marketing as you begin to see it works.
The problem with some marketing is that you don’t get instant results. And that’s why people stop.
But think about it. How do you get your product or service out to someone unless they find out about you from your marketing.
It just doesn’t make sense does it.

The more marketing that you do, the more people are going to see your work and the more chances you have to get people to sign up to your offers.
There are two main types of marketing that I am going to explain to you briefly below and in detail in the video.
Newspaper advertising is the classic method of advertising and marketing that expires. There’s the old saying that today’s news is tomorrow’s chip shop paper. That is the same for your adverts in newspapers. Here today, gone tomorrow.
Another example of this type of marketing is Gumtree. These will last a little bit longer but it still has a shelf life for people seeing it.
This type of marketing needs to be done repeatedly to keep it in front of people.
Facebook live for example is a new version of temporary marketing. It isn’t long before it disappears from people’s news feed.
YouTube marketing is a type of permanent marketing. People use YouTube as a type of search engine to solve a problem, to find information or just to find something that amuses them. Those videos are there to be found permanently which makes them a different type of video marketing to Facebook Live.
Downloading your Facebook Live video and uploading it to YouTube can turn your temporary marketing into permanent marketing.
Podcasting is another way of making content that doesn’t expire. The content that you create is there forever and searched for in a way similar to YouTube. Podcasting has been excellent for my business and brought clients in for me.

You need to be spending time learning about marketing every day if your marketing isn’t working for you yet. I hear it so many time from people that their marketing isn’t working and they are filling their day with mundane tasks rather than learning how to improve.
As you saw in the video, I track my marketing on a monthly basis so that I know what I should be doing and also what I have achieved throughout the month. It is a length of time that is long enough to create traction and also short enough that if you are going the wrong way that you can change direction or tweak your efforts more easily.
