Like I said in the video, being in the Facebook groups that I mentioned aren’t a support network. These groups aren’t there to help you to stay motivated and keep going when you can’t see how you are progressing.
If you are going to join a Facebook group then you need it to be one where people have experience in property and they are pushing and encouraging you to be the best you can be.
You are also going to need to get the right coaching behind you as well as the Facebook group. That coaching is going to help you to be the difference.

This is why I keep on saying that you need to build your property sourcing business the right way. One aspect of the business is to find and make these deals. Another part is having a list of people to sell the deals on to.
It’s all well and good finding 10 deals, but if you don’t have a big enough list to send them to then you aren’t going to be able to move them. This is why it is important to go out and build your list of buyers.
The more buyers you have, the more your chances of selling these deals on. It really is that simple.
To build your property sourcing business the right way you are going to have to learn about all of the different aspects of the business. It’s no good just learning one and then hoping that the others will just click into place for you.
You are also going to need to back up your education with some coaching from an experienced property coach. This is going to help you to keep going when the chips are down and push through those blocks that stop you from succeeding.
Here is a great property that has come through with a great discount to buy and also a great yield. These types of deals come through to me on an almost daily basis.
That means that if I’m getting them, then you should be getting them too.

So this type of property is the type that you ought to be having in your portfolio as a property sourcer. The rent may seem a little low but having a tenant already in there paying rent makes your life as a landlord so much easier.
Like I say in the video, I would still spend some money on making sure that the place looks nice. This then has a positive effect on the tenant so they want to stay which is great for you because on the 1st of every month you get the rent into your account.
Unhappy tenants because of a property that isn’t looked after is more likely to lead you to missing payments, leaving and fast turnaround of tenants and voids because people don’t want to live in it.
Look after your tenants because they pay your lifestyle at the end of the day.
Finding your own properties can save you a lot of money in sourcing fees. Property sourcers get paid well for finding properties such as these and you can learn how to become a great property sourcer yourself.
With property sourcers earning £2,000 to £5,000 per deal you can save a lot of money over the year from the deals that you buy.
I am getting deals like this regularly from sourcers and you could be finding these types of deals too.
It means that you are able to be in control of what happens with the deal.
If you want to keep it yourself, then you will save yourself from having to pay sourcing fees.
If you choose to sell the deal on then you are able to earn money from selling that deal on.

Here is a property deal that has become available in Newcastle with £25,000 of equity available, and some great extras thrown in as well.
The deal comes with a free furniture pack which is great to buy this as a rental property. Fitting the property out with furniture can be an expense that you can do without but will make the property easier to rent.

Unfortunately, not all property solicitors are created equally and the wrong one can make your deal fall through. This is because not all solicitors are experienced in buy to let deals and also areas such as lease options and rent to rent.
If a solicitor doesn’t understand how these types of deals work their stock answer is “It must be illegal”. By the time that they’ve learned how to do it the deal has gone and you’re left in the cold. If you get an offer of money towards legal fees, take it as the solicitor knows what they are doing so they are recommended.

The deal is at 20% below market value and that gives you equity of £94,000. As a property sourcer, what do you think your chances are of selling this deal on?
Pretty high I’d say.
£94,000 gives people a lot of room to make improvements with and still make a profit.
Or alternatively you could keep the deal for yourself and then use the profit that you make from selling it on to purchase rental properties. You will see in the video why I would recommend this as a flip rather than a rental.

I am seeing more and more property investors from overseas building up a property portfolio here in the UK. Given the state of the £ at the moment compared to the euro it is clear to see how it is easier for European investors to leverage their currency to buy properties here.
When the £ becomes stronger again, they are also going to get more of their own currency coming to them. This creates a great win-win situation for you and them.

One of the things that you need to make sure of when putting deals together is to be genuine in what you are offering. If you are going to be someone that is going to try and get one over on people then I won’t pass on your deals for you and word will get around so fast that you will get lumbered with deals that you can’t sell on.
You need to make sure that when you are presenting a property you have sourced, that you have also shown the prospective buyer all of the costs involved with the property so that they can make an accurate assessment before buying. If after they agree to go ahead with the sale, they then find there are extra fees involved that you didn’t disclose, then you will stand a very good chance of losing their trust.
The property sourcers that I use always give a full disclosure and I always let my clients know that I don’t earn anything from putting them together with my property sourcers.
There has to be that level of trust in a business relationship for it to be a long lasting and profitable relationship. It’s the only what that I do business and it should be the same for you.

So as you can see from the example that I’ve given how important it is to give a full disclosure upfront. If you are presenting a deal and miss out the ground rent or service charges then the client isn’t going to be too happy about it.
The aim of the game in property sourcing is to become someone that people can trust. The people that are selling the property need to know that they can trust you and the people that are buying the deal need to know that they can trust you too.
Without that trust you are going to end up with people going elsewhere.
Create the win-win situation all of the time. It isn’t about trying to screw the most money out of people, it’s about helping and providing a service. That way you get happy buyers and happy sellers.
Becoming a property sourcer is a great way to enter the property market at a very low cost. You can work it around your current job and you can also use it to replace your full time income in a very short space of time.

Why did you want to get into business in the beginning? What was it about having your own business that appeared more attractive to you than having a regular job?
For a lot of people it is the problems that come from having debt. But debt isn’t really a problem in the right context. If you have £30,000 of debt and you are earning £15,000 a year then debt is an issue for you. If you have £30,000 debt and you are earning £200,000 a year then it isn’t an issue anymore.
This is one of the reasons why so many people start to look at having a business. Sometimes you have to know what you don’t want, or want less of, to know what you do want. For others it can be the idea of time freedom or achieving other lifestyle goals. For today, we’re going to look at having your own business as a way of making debt that you have to be no longer an issue.
One of the great things about having your own business is the fact that you can generate larger amounts of cash, generally speaking. To be able to get that kind of cash means that you need to be able to change the most critical factor in your life. YOU!
The mindset that you need to hold down a £15k a year job is a different mindset that is needed to be able to earn, let’s say for instance, £100k a year. You can’t earn that type of money in a business by thinking like an employee earning £15k. It’s just never going to happen.
That’s why it’s really important to you that you start to make those mindset shifts straight away and not at some later date. The later that you leave it, the longer it is going to take and the higher the chance or losing money you face and possibly failing in your business.
So to do this you need to start looking at adding value to yourself, upgrade your skill set and upgrade the way that you think. The first route that people tend to go down is to start reading books and listening to podcasts that help to improve the way that you think and give you skills. This is all very important and by giving yourself discipline in this area you are going to advance much faster than those who just dip their toes in whilst being too afraid of getting wet.
One thing that I can recommend is that you read books about the area of life that you need to improve in and also that you read things that are going to change the way that you think such as “Think And Grow Rich” by Napoleon Hill or “Rich Dad, Poor Dad” by Robert Kiyosaki. By reading books like this you are going to alter the way that you think and improve how you learn. Always keep that intention in mind when reading. Each podcast I release is giving you something new to learn so that you are then expanding your mindset by listening to it. this is one of the things that you need to be doing in order to alter your mindset.
When you start to learn more and improve your skill set you need to put those skills into action. This is because when you are learning something new you learn twice. The first time is by learning the theory and the second time is when you put those learnings in action. What you tend to find is that you get to see where your strengths and weaknesses lie in the implementation of these skills. It is one thing to know how t swim by reading books and watching videos, yet it’s a different skill completely to get into the water and learning how to keep your head above water while moving forwards.
One great way of doing this is by getting a job in the area of your weaknesses. If you are really weak in sales then get a job in sales. You can also drill down into specifics with this. For instance:
The way to think about these jobs is as a kind of apprenticeship. You are getting paid for learning skills. You might not be getting as much as you would like to earn but you are still getting cash coming in. While you are there learn as much as you can. There are lots of people to learn from and they’ve put things into action while they have been doing that job so learn as much as you can until you can do it yourself and be able to transfer those skills to your business. You can also learn about how the company gives value to it’s customers and see how that would translate to your own business.
Another great way of adding value to yourself is by hiring a coach. This gives you access to their knowledge base and also keeps you accountable to taking actions. If you want to get results fast then this is the fastest way to do it. One of the most important things though is that between the sessions you have to do what you’ve said that you will do or you aren’t making the best use of your time and your coaches time. Simply paying for a coach doesn’t guarantee success if you want to spend all of your time watching TV or playing games. You have to take action.
One of the things that I do with my coaching clients is that I run a group coaching session once a fortnight to teach them things and to go over what they need to be doing. This, I have found, is a great way to keep yourself motivated between coaching sessions. It give you the opportunity to be around like minded people that are on a similar path to you. They also have access to a private Facebook group as well. If they have any challenges or want to know anything then they are able to post in there and help each other as well. I was thinking about a podcast that I did with Johnnie Cass (Podcast 8 if you want to listen to the whole range of content) and there was one section within that which I am going to go into more detail with you. Johnnie is a great guy and he was one of the trainers when I did my NLP training with Chris Howard so mindset for us is a really important thing.
Johnnie was talking about a moment in his life when he left the UK and went back to Australia to live. He wasn’t working at the time and he also wasn’t sure what he was going to do next. He did one of the things at the time which most of us do with people that we know but we’re not really close to. When they would ask him how things are going he would reply something like “Yeah things are going great right now. I’m just working on some new things and seeing where it goes but everything’s good.” The problem is that inside of himself he wasn’t thinking that and it’s something that we all do.
We are told by so many of these top people like Tony Robbins for instance, that we have to feel on top of the world all of the time. That we have to change our state when we aren’t feeling our best. But is that really true? If you are in a place where you feel a bit lost and you’re not sure where you’re going, do you really need to be changing that?
There are some days that you wake up in a morning and you don’t feel like you’re on fire and ready to hit everything full steam ahead. According to the NLP world you have to do something to change that and make yourself feel great. But what if what you’re feeling right now is actually the right way for you to be feeling in this moment?
When you feel bad, it’s for a reason. There’s some type of message coming through from either your body or your subconscious mind telling you that there’s something it’s either unsure about or isn’t right for you. Sometimes you need to go through the bad feeling and see what it is telling you. You might be trying to go down a path that isn’t right for you and the message is trying to stop you so that you can take the right path. Maybe you haven’t got the right skill set yet and you need to learn some things first. If you are feeling lost in your direction then it tends to come down to a few things
Let’s say for example that your life is feeling upside down at the moment and you’re not feeling in control of what is happening to you. You need to do listen to the message that is coming through telling you that there is an uncertainty and/or unhappiness that needs resolving. Then you can do something that is unusual such as I recommended to a client of mine.
Her life had gone to the wall. Her marriage had broken down, her husband took the kids and the house and she was left feeling alone and not knowing where to go. So I told her to go out and do something different such as salsa dancing. This then gave her the opportunity to embrace the uncertainty in her life by embracing it rather than trying to ignore it or fight against it.
When the snow comes, the buffalo stands and face the storm. It never turns it’s back to it.
This is what you need to do too. When those tough times come you need to listen to the messages and embrace the uncertainty. That puts you in a point of control and shows your subconscious mind that even though there’s all of this stuff going on that you can still have fun and enjoy the ride.
So if you’re feeling stuck or lost at the moment, go out and create something that isn’t normal for you to be doing. Give yourself that gift today.
Dropbox is a great application. I use it every day to send files over to people, for working on projects and sharing files across my own devices. I can upload a project file at my villa in Spain and then fly to the UK and it will be on my laptop to continue using. If you haven’t got Dropbox yet you can get it here
One of the problems that I, and possibly you, have come across is running out of space. So here are some things that you can do in just 5 minutes to get more space in Dropbox.
After you have done the initial steps above, there are more ways for you to increase the size of your Dropbox. Some of these are permanent and some have a time limit on them of 1 year. Some of these allow you to get extra Dropbox space more than once. By following these steps below you can keep your Dropbox account spacious instead of feeling cramped up.
You can invite your friends to join Dropbox and receive 500MB for everyone that signs up (up to a maximum of 16GB). Get your friends and family to install it on their computers and boost the size of your Dropbox. Share your link over social media and to your clients.
Earlier last year Dropbox acquired Mailbox, which is a simple to use email application. To get your free Gig of Dropbox space simply install the Mailbox app foriOS or Android, link your Dropbox account with the app and wait for the magic to happen.
To make it clear, you don’t really need to use the app. After receiving the extra space you can go on and uninstall the app if you want to.
A while back Dropbox made a deal with Samsung and HTC to give anyone purchasing one of their devices an extra 48GB. This lasts for 1 year and you can only use it once. If you already own a Samsung or HTC device and you’ve taken this offer up you can’t use it again on your own account. You can use it for another account though.
Here’s what you can get with the HTC or Samsung promotion:
To claim your free space simply complete at least five steps from the Get Started guide if you haven’t done it already. After doing this simply wait for an email saying how much free Dropbox space you’ve earned through this promotion.
These challenges are usually announced on the Dropbox blog so keep an eye out on there.
Dropbox will also hold keynote speeches that you can attend. One of the presentations gave everyone attending an extra 50GB of space to use. If you see one nearby it could be worth your time to take a look.
Sometimes you can accumulate things in your Dropbox that had to be in there before but you don’t need as much anymore. Are you making the best use of your Dropbox account by having in there what is currently in there? If you don’t need it within the next couple of weeks then you might be as well to clear it out and save it to your device instead.
If after all of this you still don’t have enough space you can always buy the professional version to get 1TB of space. If you are a heavy user of Dropbox then this could be your best option as you will never get this amount of space for free.

Writing content that is worthy of being shared is where you really need to be aiming for but for those starting out or struggling content-wise getting something on there is the first step.
Spending lots of time on the internet trawling for great content to inspire you can be very time consuming so I have put together some tools that can help you to save yourself time to work on other areas of your business. Some of these are free and others are paid but have a free trial option. It could be worth taking out the free trial option to test if this is the best product for you to use compared to the others.
Buzzsumo helps you to find popular content about a particular topic or a particular website. It will trawl through social media platforms for you and find what is relevant to you. You can also use it to track what your competitors are doing enabling you to fine tune your blogging to a similar audience. Buzzsumo uses it’s advanced search engine and shows you the best content based on the number of shares on Facebook, Twitter, LinkedIn, Google+, and Pinterest.

EpicBeat looks great and also works just as great. Also it is free to use. Epicbeat curates content for you and also shows you which time of media your potential customers are engaging with the most. If you’ve ever wondered why your content is just that 1% off the target or how you can improve even further, this is a tool to be looked at. EpicBeat is laid out in categories of content or you can use their simple search tool. I’m surprised that a year on they are still offering this for free because it is so good.
Social Mention is a great tool for finding out what people are saying about your products or your brand. Releasing a new product into the marketplace? Use Social Mention’s search tools to find out what people are saying about it. That way you know first hand if your product is great or needs some changes. You could even use this feature to launch your 2.0 version in the future and bring more value to your customers. You want to bring great value, right?
Social Mention provides you with a list of results using 4 key metrics
Strength: This measures how strongly your keywords are discussed in social media.
Sentiment: This gives you an idea of positive vs. negative mentions.
Passion: The higher your passion score, the more people are repeatedly discussing your keywords.
Reach: This measures the range of influence — that is, how many unique authors are mentioning your keywords.
Whilst Google Reader isn’t in the same class as it was several years ago it can still be useful. Google Reader scans the internet for any articles related to the keywords that you ask it to look for and sends you an email with relevant articles that have been posted. The morning email can be a useful prompt to get you started first thing in a morning and you may also save yourself some time by finding what you need to get going from your daily email. I wouldn’t rely on this as your one and only source though. Think of it as a helpful nudge.
Don’t even use it. I’m not kidding you. Never, ever allow them to put anything on your computer. They will hijack your homepage and it is a nightmare to remove. Just don’t even go there.
