Another great Facebook LIVE replay where I discuss how to deal with downtime.

I travel an awful lot. (Just in January 2017 i had 7 flights, and I have 8 in February!) So I get A LOT of downtime where I feel like I can’t do any work.

Downtime means a time of reduced activity or inactivity and there are times wherein we can’t avoid having time of idleness, most commonly when we are on our daily commute or even when we’re travelling from one place to another.

Times like that are something most people overlook or take for granted because even downtime is still our time and it’s when we are able to whatever we may wish, continue being productive or have some time for ourselves. 

So this video talks about what I can do during that time to get the most out of it.

Being a Property Sourcer does a couple of things right off the bat.

1. It allows you to generate an additional income so that you can pay down some of your debt, and certainly make life easier financially.

2. It can get you onto the property ladder (10 deals at £3k each is £30 deposit for your next house)But there are 2 great ways of making money by becoming a property sourcer :

1. You can package up and sell the deals on (say for £3k each)

2. You can actually buy the deal yourself, take advantage of the tens of thousands of pounds in savings, do the property up and sell at a profit.The first way is much quicker but is lower income.The second way carries more risk but you make more money (but it can also take longer).So it depends on where you are in the cycle as to which path you go down.

I've been to networking events, and I've worked the rooms incredibly well.And whilst that's fine - there's an awful lot of stuff to get done in order to ensure that Networking Events will be worth your time, compared to say, other types of making contact with people.Because deep down, that's really what networking boils down to isn't it.The problem, or mistake that I see a lot of people make are that they go to a networking event and then just speak to the same last 3 people they saw last time.Everyone is equal in the eyes of a networker, whereas I would much prefer to speak to someone who has more experience than I do; but invariably, I'm always the one who happens to have the most experience (with 17 years of property investing under my belt).So in order for me to make the most out of my valuable time, I decided to do something different.I had no choice. I live in Spain, so for me to attend a networking event it means I actually have to fly there !NOT the best use of my time.So find out what I do instead.

Mostly because they haven't paid the 'going rate' for that information.Let me put it another way. If they paid £10,000 for that information, then there is a very high chance of that they will implement that piece of information. But when they get it for free? Nada. Nothing. Are You Making The Most of Facebook Live?

2016 became the year that live video streaming came to prominence.  Starting out on Periscope initially and then soon after Facebook moved into the live streaming arena.

periscope-logoIn the beginning Facebook live was only available to a small percentage of business pages to test the system out.  Now though, it is available to anyone with a personal account and a compatible phone.

Live streaming is going to be massive this year and you’re going to see me on there a lot more.  Here’s why.

Use Facebook Live To Connect With your Audience

Facebook live is a great way of allowing your customers to see who you really are and also to interact with you.  People can post questions to you live so that you can use this tool to build credibility and also to connect on a deeper level.

Your audience don’t just want to see postings, they want to be able to connect with you.  They want to find out about who you are as a person.  They want to know that if they entrust their money onto you that they will be able to trust you.

This is one of the opportunities that you have with Facebook live.

How To Use Facebook Live The Right Way

  1. Let you fans know that you are going to be online.  Send out a message telling people that you are going to be online on a certain day at a certain time.  Send this out to your Facebook page and also to your email list.  Encourage as many people as you can that you are going to be online and available.
  2. Tell people what you are going to be talking about.  Encourage people to come to you with any questions that they have about that topic.  Also encourage people to ask questions that they would like answering for future live videos.  This also gives you content that you can produce that will be useful.
  3. Can you have a regular time slot?  Going live at one time of the day might be more popular than at other times.  Can you then make that a regular slot so that people know when and where to find you?  What would that do for your ability to connect with your audience?
  4. Give lots of value.  Don’t use this medium as a selling board.  People don’t want to come to a live video to be sold to all of the time.  Give them something useful that they can implement or take further.

Here is a deal that has been sourced by a property sourcer in Wales.

It has 2 properties within the deal and comes with 20% off the market value and is also available to offers.

The equity in this deal is £86,000.

Do you think that there is someone out there that wants to make £86,000? Of course there is.

You could be sourcing deals like this and selling them on.  A deal like this could easily earn you £3,000 in sourcing fees.  Wouldn’t that be a nice cash boost for you?

Example Property Sourced deals – Liverpool – Massively Discounted

A great deal here that has been sourced in Liverpool.  This is a property with a market value of £720,000 going for just a mere £540,000!!!

Now do you think as a property sourcer you would be able to get £5,000 for this deal with a property flipper?  Of course you would.  They’d love to make £175,000 from one deal.

Who wouldn’t want to make £175,000 from doing just one deal?

Getting A Proper Support Network For Your Property Business

Like I said in the video, being in the Facebook groups that I mentioned aren’t a support network.  These groups aren’t there to help you to stay motivated and keep going when you can’t see how you are progressing.

If you are going to join a Facebook group then you need it to be one where people have experience in property and they are pushing and encouraging you to be the best you can be.

You are also going to need to get the right coaching behind you as well as the Facebook group.  That coaching is going to help you to be the difference.

BMV Deal in Birmingham Property Sourced – More Deals Sourced Every Day

Here is another deal that I am showing you and it also shows the importance of how you build up your property sourcing business.

This deal has been around for a week now without selling so the price, which was already reduced considerably, is open to offers.  You might be able to get an extra £4,ooo discount on this deal as a result.

Normally I tend to see deals coming through once in a week and then they are gone.

Building Your Property Sourcing Business The Right Way

This is why I keep on saying that you need to build your property sourcing business the right way.  One aspect of the business is to find and make these deals.  Another part is having a list of people to sell the deals on to.

It’s all well and good finding 10 deals, but if you don’t have a big enough list to send them to then you aren’t going to be able to move them.  This is why it is important to go out and build your list of buyers.

The more buyers you have, the more your chances of selling these deals on.  It really is that simple.

How To Build Your Property Sourcing Business The Right Way

To build your property sourcing business the right way you are going to have to learn about all of the different aspects of the business.  It’s no good just learning one and then hoping that the others will just click into place for you.

You are also going to need to back up your education with some coaching from an experienced property coach.  This is going to help you to keep going when the chips are down and push through those blocks that stop you from succeeding.

Here is a great property that has come through with a great discount to buy and also a great yield.  These types of deals come through to me on an almost daily basis.

That means that if I’m getting them, then you should be getting them too.

What would adding a property to your portfolio that has a 10% yield do for you?

As you will hear in the video, there are many different options you can take with this property.

More Deals = More Money – Durham, 20% Discount, Available At Just £48,000

So this type of property is the type that you ought to be having in your portfolio as a property sourcer.  The rent may seem a little low but having a tenant already in there paying rent makes your life as a landlord so much easier.

Like I say in the video, I would still spend some money on making sure that the place looks nice.  This then has a positive effect on the tenant so they want to stay which is great for you because on the 1st of every month you get the rent into your account.

Unhappy tenants because of a property that isn’t looked after is more likely to lead you to missing payments, leaving and fast turnaround of tenants and voids because people don’t want to live in it.

Look after your tenants because they pay your lifestyle at the end of the day.

Finding your own properties can save you a lot of money in sourcing fees.  Property sourcers get paid well for finding properties such as these and you can learn how to become a great property sourcer yourself.

With property sourcers earning £2,000 to £5,000 per deal you can save a lot of money over the year from the deals that you buy.

 

 

BMV Deal Liverpool With 10% Yield – Deals Exist Like This All Day Every Day.

Here is an example of a deal that came through for a property in Liverpool.

I am getting deals like this regularly from sourcers and you could be finding these types of deals too.

Being able to find your own deals puts you in a really powerful place.

It means that you are able to be in control of what happens with the deal.

If you want to keep it yourself, then you will save yourself from having to pay sourcing fees.

If you choose to sell the deal on then you are able to earn money from selling that deal on.

Property Sourced Deal. Yet Another Property Deal – Newcastle 20% off – Instant Equity of £25,000

Here is a property deal that has become available in Newcastle with £25,000 of equity available, and some great extras thrown in as well.

The deal comes with a free furniture pack which is great to buy this as a rental property.  Fitting the property out with furniture can be an expense that you can do without but will make the property easier to rent.

The deal also comes with £350 towards legal costs.  When you watch the video you will see why I recommend that you take this option.

Using The Right Kind Of Property Solicitor

Unfortunately, not all property solicitors are created equally and the wrong one can make your deal fall through.  This is because not all solicitors are experienced in buy to let deals and also areas such as lease options and rent to rent.

If a solicitor doesn’t understand how these types of deals work their stock answer is “It must be illegal”.  By the time that they’ve learned how to do it the deal has gone and you’re left in the cold.  If you get an offer of money towards legal fees, take it as the solicitor knows what they are doing so they are recommended.

Property Sourcing – Could You Make Money With This Deal. 20% In Hertfordshire With £94,000 of Equity

Here is a property in Hertfordshire that has become available through a property sourcer.

The deal is at 20% below market value and that gives you equity of £94,000.  As a property sourcer, what do you think your chances are of selling this deal on?

Pretty high I’d say.

You could very easily package this deal on to an investor who will  add value to the property and then sell it on to the open market.

£94,000 gives people a lot of room to make improvements with and still make a profit.

Or alternatively you could keep the deal for yourself and then use the profit that you make from selling it on to purchase rental properties.  You will see in the video why I would recommend this as a flip rather than a rental.

Take a look at the video and think about what you would do to sell this deal on.

Overseas Property Investors

I am seeing more and more property investors from overseas building up a property portfolio here in the UK.  Given the state of the £ at the moment compared to the euro it is clear to see how it is easier for European investors to leverage their currency to buy properties here.

As a property sourcer you could make it your speciality that you source deals for foreign investors.

When the £ becomes stronger again, they are also going to get more of their own currency coming to them.  This creates a great win-win situation for you and them.
