So I come across a LOT of people who want to be property sourcers, and the first thing I always say to them is to get hold of the Property Sourcing Training Programme I have for created.

This is about investing in your own knowledge and education, and thats one of the best investments a person could make
If you’re thinking about investing in property, then for me, there’s nothing quite like normal bog standard buy to let properties to make life easy.
Yes you can do HMO’s (houses of multiple occupation), but right now, I have a feeling that the councils are going to try and hit them with massive council tax bill rises – so it’s making me a little nervous.
In that case, Property Sourcing is still a very good bet.
The thing I like about property sourcing is that you can start with very little money, and start sourcing deals for other people.
Then when you have started to earn some cash in the property sourcing fees, you can then start to save some of that money for your deposit on your first buy to let house.
So then, because you’re now experienced in sourcing property deals, you can pick and choose the ones you want for just you to keep hold of.
And if you come across one you don’t want, you just package it up and sell it.
So yes, it is true that you MUST be compliant as a property sourcer.
And sadly, I see too many people who simply can’t be bothered, don’t want to, or can’t afford it.
But being compliant as a property sourcer shouldn’t be something that one should ignore. it’s as important as sourcing the actual property deals themselves.
If you;re not compliant, you’re opening yourself up for a lot of pain in the future, as if HMRC find out, you’ll potentially be investigated.
When acting as a sourcer, you’re literally doing exactly the same work as an Estate Agent – so you must have the compliance in place such as an Estate Agent would.
Failure to do this, means you’re breaking the law – and nobody wants to do business with someone who flouts the law in such a way. So get yourself compliant, it’s much better for yourself in the long run.
So How did I start then ?
So about 95% of everything I’ve ever sourced, I’ve kept for myself.
But before all the regulation came in, those that didn’t meet my criteria would then get sold on to another investor.
So what do I mean by ‘didn’t meet my criteria’?
So, I’m Leeds based, which means that anything in West Yorkshire would have been fine.
But I did also purchase out of West Yorkshire, and honestly, it was a pain to manage.
At one point I even had a property in Swindon, which was a 8 hour round trip to manage !
So at that point I decided to only buy stuff within a 45 minute drive from where I lived. This meant losing out on some great deals, but knowing that the management was just going to be so hard to do, I decided it was the right thing to do.
So I sold those deals on for between £1.500 and £4,750 – so it wasn’t all too bad!

The struggle is real people!!
I Love living right next to Mediterranean Sea all year round.
It’s like living in two places when you stay all year.
In summer, it’s busy, holidaymakers, good times, warm weather and lots of sun.
Paddle surfing or kayaking in the sea, hiring a speed boat or a jet ski for some water fun.
In winter, it’s colder, and much more peaceful.
But it’s manageable all year round.
I can play outdoor basketball in both winter and summer.
I can take the dog to the beach during the winter where she can have a swim in the sea.
And I can take time out to go for a walk along the shorelines with my feet in the water when it gets too warm.
BUT – I can only do that BECAUSE I’ve got my financials in order.
I know where my income is coming from (on autopilot from my property, from my courses, and from my content marketing business)
I know how much money is going out every day and how much money is supposed to be coming in every day.
Life turns into a ‘managing it’ type of lifestyle, rather than a ‘working for it’ kind of lifestyle.

I think in the days of very short attention spans, the idea of having to sit through a 2 hour webinar, or a 2 hour training programme horiffies people (although that may just be me – I can’t even get through a Netflix session without checking my phone 18,000 times)
So it’s been a busy day today with all that filming, plus I did one of my non negotiables this morning (play basketball) for an hour and a half, hitting shots from all over the place in a frankly ridiculous manner, along with going LIVE in my Mastermind group.
Not only all of that, but I also managed to write out a bunch of content that’s coming for the Masterminders, who will get exclusive access to it, including some Life Enhancement training which will cover some great content, and for those that implement it, some really positive changes in their routines and outcomes.
There are always so many things going on in life it somethings feels hard to keep up with it all.
But it’s exciting. To feel that joy once again of knowing that I can just keep creating, and that people can implement it when it suits them is very empowering.
But I honestly don’t know how people manage to fit everything in when they work a full time job either.

So yesterday I was thinking about email, and lower open rates across all industries and was thinking about how it’s always been the goal to automate this stuff.
And as I thought about that, I figured I should try an experiment and see what happens.
So this is the experiment.
For the month of February, instead of having an automated email, I’m going to personally hand write a piece of content each day.
Then I’m going to use it in the following three areas.
1. Upload it to my blog (this will help with seo, keep people on site to read it, and may well drive more traffic to my website)
2. Send it out on an email (like this one) – as then people know what’s actually going on in the ‘real world’ rather than a fantasy world that we tend to conduct for ourselves so the world sees us in our best light (The truth is – I wake up feeling groggy as hell untill my coffee and shower kicks in just like everyone else)
3. Post it on social media so people can read it.
Now a couple of things I already know
a) people LOVE reading copy. They’re reading it while on the tube, on the bus, or while on the pot (come on – we all know you do it!)
b) people ENGAGE with long form copy. Tell it like a story and people really do enjoy it, depending on how good you are.
c) My copy is already usually pretty good, but this allows me more time to practice that craft as I slug down my first cuppa joe in the morning (thats slang for coffee I think)
So I’ve literally just switched off the automation and will upload this piece of content once it’s finished.
Today is a Thursday (see .. it’s real) – and it’s the 6th February 2020.
It’s not automated. It’s ME !!
The one thing that I’ve really enjoyed this week is waking up to find another sale of my property sourcing training course has come in (https://www.daniellatto.co.uk/propertysourcing )
This makes me happy for a number of reasons :
1) my ego is very fragile and it needs a lot of reminders that people want what you offer – in this case more than 90 videos over 15 modules with content that can quite literally change peoples minds. And with a buying price of just £27, it’s a must for those to get access to before they spend thousands on a training course.
Honestly, one of the best feelings in the world is waking up to another new order – which is what happened this morning, even if it is only for £27!
2) I’ve never really created a low priced online training course before that has sales every single day, and those in the past have always been too high priced as I’ve been chasing the ‘high ticket’ dream.
High ticket is nice of course, but the sales were erratic at best.
But honestly, now as money continues to be less important, and the ability to reach people and affect their lives in apositive way has increased in it’s level of importance – this lower priced training really resonates with me, and there are some mighty differences in the way you can create them and get them out the door to people who need help.
Thankfully, I’ve finally found a balance between bringing in some extra cash, helping people out, and having my ego satisfied all in one go.
And along the way I’ve discovered some awesome strategies for creating lower priced training products that REALLY HELP people in in a quick and efficient manner.
Let’s face it – if I can help someone solve their problem quickly, and for not a lot of money, then everyone gets to win, right?So today, I’m recording Module 8 for my next training course which is about how to create a profitable online training course that generates sales every day.
After some great success, with my higher ticket offers, and now my lower priced training course, it’s about time to show people how they can also create courses and make a sale every single day.

Why I decided NOT to attend the National Achievers Congress this week
So I was in Birmingham anyway, as I’d flown over for Comic Con (my first), I’d added one of my one day events for existing clients into the timings too, and then decided to extend my stay for the National Achievers Congress (NAC) because both Gary Vee and Grant Cardone were speaking.
So it was like an 8 day road trip, mixed in with some fun, some business, some value for clients etc along with the NAC at the end of it.
However, yesterday I flew home instead back to the shoreline of the Mediterranean coast.
I’ve seen both Grant and Gary before and listened to their podcasts – and they’re very good speakers of course.
But spending time back with my family was much more important this time around, despite the fact that I’d spent every day with them since my last road trip whenever that was back over summer maybe.
Perhaps as I’m getting older I’m ‘maturing’ into doing what ‘proper grown ups do’ (you know, responsible and all that)
I’m 47 and still feel like a 22 year old which I think is probably normal until the knees stiffen on a morning and I remember I’m older than I feel.
But I sense it’s more likely a realisation that their messages were no longer quite for me.
I may be wrong on this count of course and I’ll probably still listen to their message.
But my situation is different than most these days, but my mind still hasn’t quite come to terms with it, so I end up doing what everyone else is doing, which is HUSTLE 24/7.
Make yourself busy. Get WORK done.
Go to sleep that little but later and up that little bit earlier, add MORE onto your plate including unattainable results across far too many areas.
So I decided to stop.
To not do that.
And to come home instead.
I’m not reliant on my business to generate my income these days, in fact, my property income outweighs my business income significantly and will continue to do so as we follow up on our property sourcing deals and add more property into the mix.
So in other words, I don’t need to ‘Hustle’ and work 24/7.
But until now I hadn’t quite realised that yet.
That’s not to say the job is over.
There’s always a risk that one change in government policy can have a disasterous affect (even worse than Section 24).
It could be that national licensing of property comes in at £850 a property and it’s one massive hit all in one go – literally tens to hundreds of thousands of pounds having to be spent on a useless bit of paper because the councils need extra cash.
I realised as well that although I admire Grant and Gary, I no longer wish to be them (Perhaps I never did)
I just want to be me, but I also want to get clear on who ‘me’ actually is.
Comic Con showed me a side of people that were ready to freely express themselves as whoever they wanted to be, and whatever that happened to be was totally fine.
I’m not a “Grant Cardone” who has turned his addiction (on pretty much everything from sex to drugs to whatever else) into an addiction into business and cleverely managed to insert his whole lifestyle into it
– let’s face it there’s only one Grant Cardone and it’s great to aspire, but I think folks need to understand what’s under the bonnet to find what makes him tick and why he works the way he does.
I’m glad he’s there, I appreciate his position, I’m in Cardone University for example.
I’m also not Gary Vee (Although I do like to say the word ‘fuck’ a lot as if to highlight certain points).
But I disagree with the 24/7 HUSTLE PORN that he puts out there.
I think you can spend too much time working plus all the learning and being inspired instead of actually doing stuff that makes the biggest difference in your life.
So that’s what I decided to do – spend this week better organising myself to get the most out of life for me.
I’ve allocated time in my calendar to read more and work less.
I’ve allocated time to maintain the weight loss and increase fitness, but in what could be a balanced manner.
I hope everyone who goes to the National Achievers Congress get’s what they need out of it.
But I actually got more out of Comic Con than I suspect I would from the NAC.
And for some reason I’m really satisfied with that realisation.

It’s the business persons Achilles heel (mine too)
And when we first start out as business owners, we normally have 2 or 3 (or more!) businesses – and none of them are working very well.
And I’m very much the same.
But recognising when you’re taking on too much is vital.
And it’s ok to get one business up and running first and make it generate positive cashflow and then start up another is fine, as long as the first business doesn’t rely on you specifically.
Take my Digital Marketing Business for example.
When I first started this business up, I’d already decided that it was never going to be me sitting creating images and editing videos – especially when I can employ the right people with 10 years experience in doing just images or just videos.
It just made perfect sense to get the right people in to do the right jobs.
Which is why the business works so well.
Heck – I don’t even deal with the day to day clients anymore as they get a one on one content co-ordinator to speak with every 2 weeks to discuss what content they want created.
But what that then allows me to do is to check in with clients from time to time, get on the phone with them, check how everything is going, and allow them time to plan their business a little bit more with me on the call guiding them.
It’s a great symbiosis that’s working incredibly well.
And one of the extra benefits I’ve noticed with clients is that because we’re so organised in what we need from them, they automatically begin to systemise their own business.
Emails are now getting scheduled.
Plans are being drawn up well in advance.
It’s like the business is finally maturing into a well oiled machine because the planning allows much more to get done.
There’s still the distractions of course.
But they’ll always be distractions.
As long as it’s not interrupting your business growth because you now have the business systemised with regular content going out like clockwork, it doesn’t matter.
We now have clients taking a week off, and nobody even notices because the business is still firing on all cylinders.

So we spent part of yesterday planning next years holiday – campsite in southern France in Languedoc.
I love planning well in advance – it’s easy to allocate funds for without using any credit.
So the idea is over a 10 month period you save whatever you need to hit the target.
So over 10 months, it could be £150 a month (£1,500)
Or if the holiday is £5,000 – then you allocate £500 every month.
I love work it out in this manner, as large purchases can be spread over a year or two.
Lets take the car (PICTURED) as an example.
This is basically £38,000.
So that’s £1,055 over 3 years and it’s paid for in CASH.
This means for the next 3 years, you drive a piece of shit until you’ve saved up enough money to buy this depreciating item.
You can save for anything like this.
Fancy a drone ?
You can get a DJI Mavic 2 ‘Zoom ‘ for £1100.
Thats less than £100 a month for 12 months.
Even better, buy 2nd hand at £900 – and by the time you’ve saved enough up, there’ll be more on the market and cheaper too.
Forward planning is what it takes.
Plan everything ahead, then start allocating funds.
Take your laptop for example – we all know that in 2 to 3 years, you’re going to need a new laptop.
So have a laptop fund.
£100 a month over 24 months will get you THE top of the range laptop.
So you should have that money allocated each and every month because ITS GOING TO HAPPEN – you’re going to need a new laptop.
So rather than use credit to buy an item that depreciates as soon as you buy it, use actual cash, saved up and allocated.
We live monthly, so we should budget monthly.
